If you are getting ready to sell your home, the best piece of advice I can give is get the price right.

Your home will get the most attention from buyers when it is a “new” listing. If priced correctly, buyers looking for a home like yours will show interest. If it’s priced it too high, buyers simply won’t view it and it will sit on the market for some time.

When you finally drop your price to reflect its current market value, your home is “old news”, it’s become stale and buyers may think that there is something wrong with it. Therefore, the offers will come in lower and lower. The problem with this is that you may find yourself accepting a price that is below what could have been achieved had the home been priced properly to begin with.

The other major issue with pricing your home above the market value is that it will make similar homes look that much better, helping them to sell before yours.

Once you place your home on the market, time works against you, by ensuring you have priced it correctly will give you the best chance of selling it in the least amount of time with minimal fuss.
