One thing that we hear a lot when we receive an offer very early on in the selling process is “It’s just early days, we’ll wait for some other offers”.

It may be early days for you as the Seller however, it isn’t always early days for the Buyer. The Buyer may have been looking for over 2 months, they may have seen everything else that is currently on the market within the same price range as yours and they may have missed out on a couple of homes that have sold to another Buyer.

For them, they are sick of open homes, they are sick of Real Estate Agents and your home is that glimmer of hope, that magic property that they have spent the last two months searching for. For them, it is not early days therefore they put forward what they believe is a fair and reasonable offer.

For you, this could be the offer that comes in within 24 hours of putting your home on the market. You may be thinking (and I’ve had this before) “Ohhh no, we’ve under priced our home”.

Take your Sellers hat off for a minute and put on your Buyers hat. If you’ve been searching for months and then the perfect home just hits the market, what are you going to do? For most, they put their best foot forward, they make their best intentions clear and they try to buy the home.

So it’s not a myth and it’s not your Real Estate Agent just wanting a quick sale, it’s simply the way marketing Real Estate works. So if you’re getting ready to sell, keep this in mind, most of the time, your first offer is the best.
